Sealing of seams at home should be carried out taking into account the technology of applying sealant and the selection of high-quality materials.

Stages of work:

  • cleaning the surface joint (from cement mortar, dirt, or old fillers);
  • treating the joint with antimicrobial agents;
  • filling the joint with heat-insulating sealant (filling all voids);
  • Vilaterm tubular material, which is very elastic in nature, is laid on the uncured sealant;
  • The final sealing process is covering the joint with mastic.

So, we see the use of polyurethane foam in the first described method, and sealant with insulation in the second. Polyurethane foam has one significant difference– thanks to it, the resistance of the structure to all kinds of external factors (including the effects of chemical components) becomes much higher. This type of foam can also absorb moisture in small quantities, and when it hardens, it turns into an excellent thermal insulator: apartment residents will forever forget about dampness and drafts, which is quite difficult to achieve using other sealing methods. In this case, however, the air circulation in the walls will stop, and the temperature in the apartment will rise by several degrees.

The industrial mountaineering company "Vertical" also carries out sealing of event seams in private cases. For example, to eliminate frost damage and leaks on balconies or loggias (corner, upper), external application of sealant is necessary. Or, if necessary: ​​sealing double-glazed windows - removing gaps between the window opening and the double-glazed window frame on the facade side. 5. Materials for sealing seams

To seal seams, we use only high-quality materials that we have been using for many years, the technology for working with which has been proven, and we know how they behave after 5-10 years.

Vilaterm

This is first of all thermal insulation material, as its name suggests, but also provides sound and vibration insulation. Manufactured specifically for sealing interpanel seams different diameters. It is selected for the seam - the diameter of the vilatherm should be one or two centimeters larger than the width of the seam, so that, on the one hand, it completely covers the seam, and on the other, it is not too flattened. Vilaterm is manufactured on modern equipment, environmentally friendly, made of polyethylene high pressure by foaming with a butane-propane mixture.

Construction foam

We use professional construction foam. At negative temperature, we use Norwegian foam - there is nothing better in the cold. Its use allows us to work safely up to 15 degrees.

At positive temperatures, we most often use German professional foam.

6. Technology of insulation and sealing of interpanel seams “Warm seam plus”

When winter comes, many residents of panel houses have a question: how to keep the apartment warm? The most common cause of heat leakage is depressurization of the seams between panels. Eliminating it is the least expensive way to maintain the thermal balance in your apartment. The “Warm Seam Plus” technique will help you do this even without the use of heating devices.

To keep heat in the house, dozens of ways have been invented - from sealing window frames paper strips until special cords are driven into the cracks. However, homemade methods have been replaced by new technologies for sealing seams, which can protect against cold and drafts, as well as eliminate dampness and fungus with much greater efficiency.

The distinctive features of the technique make the warm seam system much more promising than the primary sealing technique. It is carried out in several stages: the leaking seam is filled with insulation, and then covered with mastic for complete waterproofing. Any mastic can be used: as on water based, and containing a hardener in its composition.

The standard “Warm seam” method involves the use of installation work special foam, as well as vilotherm and sealing mastic. This technique can be used for both secondary and primary sealing. A more complex method has the following sequence: when the interpanel seams are covered with a layer of mortar, due to which the Viloterm does not fill the seam, a hole with a diameter of 50 cm is drilled into it, into which polyurethane foam is blown.

We have described one of the most efficient systems heat saving for panel houses. In cases where even more is needed effective insulation, a three-component sealing system is used. Polyurethane foam is used here, which increases resistance to any impact, as well as standard insulation and sealant. After hardening, the foam becomes an excellent heat insulator, and the intra-seam space is completely filled.

So, as I wrote above, mold in an apartment is very harmful to health. But what to do if it does appear?

If the mold has not spread much:

  1. First you need to eliminate the source of moisture - in 99% of cases this is interpanel seams. They need to be sealed and then the mold will dry out.
  2. Dry the walls. Attention! Under no circumstances should you warm up the room until the source of moisture is eliminated! This will only lead to mold starting to grow.

In parallel with the seam sealing work, our specialists will carry out comprehensive measures using special bactericidal materials that will completely remove mold from contaminated areas.

8. Typical defects in interpanel seams

Often, panel buildings acquire various defects during operation. The reason for this may be the deformation of the walls, causing leaks at the vertical joints of the panels. Sometimes leaks occur at the contact points wall panels And balcony slabs, at the joints window openings. In winter, joints not protected by insulation freeze, heat escapes through them, and the apartment becomes cold.

Sometimes defects in slabs are due to poor quality of the concrete from which they were made, or deviations during their creation from technological rules. 9. Do-it-yourself sealing of interpanel seams

It is not necessary to contact specialists to seal panels in a residential building, especially if your apartment is on the ground floor.

You will need the following tools and materials:

  • round or staircase;
  • 1-2 buckets of mastic;
  • Viloterm and mounting foam "Macroflex";
  • metal spatula 10 cm wide;
  • a rubber spatula with which you will level the mastic in the seam;
  • knife with which you will cut the vilotherm.

You need to choose the type of sealing that is most suitable for the building. During primary sealing (carried out during the construction of a building), the seams between the panels are filled with special foam, insulation is laid on it, and the resulting seam is sealed with mastic.

Secondary sealing is carried out using two methods: with or without opening the seam. The second method involves applying a new layer of waterproof compound on top of the existing one. Before this, the area is thoroughly cleaned of dirt. The first method involves complete removal of the old sealant, and if necessary, the edges of the panels are cleaned where peeling has occurred. All existing cracks and voids are filled with foam, covered with insulation and coated with mastic. One of the main conditions for a high-quality sealing is to ensure that the joints are clean and dry before applying the final layer of sealant. Sealing the external seams of a panel house is a very important task and must be done very carefully.

Insulation of interpanel seams in reality cannot be done at an average daily temperature below 5 degrees Celsius. Also, work is not carried out in wet snow, rain or on a wet panel. Strong wind is also unacceptable.

Sealing seams falls into the category of high-altitude work, therefore each of our specialists has a special permit, and also regularly undergoes retraining and advanced training courses.
